🚨 Sacramento Real Estate Market Update – April 2026 🚨

Markets are swinging wildly with Middle East tensions, fragile ceasefire talks, and oil price volatility affecting everything from gas to mortgage rates. I break down exactly what's happening in the Sacramento housing market right now and what it means for buyers and sellers.

Mortgage rates have climbed about 0.5% recently (now in the 6-6.5% range for conventional loans), pushing some buyers to the sidelines and slowing activity. Will the Iran ceasefire and increased shipping through the Strait of Hormuz help stabilize things? I discuss the latest.

Spring 2026 started strong but is already showing signs of losing momentum, similar to last year but for different reasons.Inventory continues to grow, yet many sellers are overpriced, creating a 16.5% gap between average list and sold prices (while the list-to-sold ratio sits at a solid 98%).

In this video:
Tri-County & Placer County March stats breakdown. Why some homes sit while others sell quickly. I'll also drop a little Buyer & Seller advice in today's uncertain econom.

Tri County Region:
• Homes for sale ↑ 15.7%
• Pendings ↑ 35.3%
• Sales volume ↑ 20.8%
• Days on Market improved to 46 days
• Median sold price: $599,000 (+2.4% MoM)

Placer County Highlights:
• Homes for sale ↑ 15.6%
• Pendings ↑ 35%
• Sales  volume ↑ 32.5%
• Median sold price jumps to $676,000 (+5.8%)
• Months of inventory down to 2.1 months

I dont have a "one size fit's all" answer, every situation and property is different. Are you curious how your plans might fit into the market, drop your questions below!

If you're thinking about buying or selling in the Sacramento area (or Placer County), comment your ZIP code and I'll send you a free custom PDF market report for your neighborhood.
