Spring 2026 started strong but is already showing signs of losing momentum, similar to last year but for different reasons.Inventory continues to grow, yet many sellers are overpriced, creating a 16.5% gap between average list and sold prices (while the list-to-sold ratio sits at a solid 98%).

• Pendings ↑ 35%
• Sales volume ↑ 32.5%
• Median sold price jumps to $676,000 (+5.8%)
• Months of inventory down to 2.1 months
